To access your plat, just select it and it will appear in a very large format.  Scroll up and down and side to side to find your property or anything else that you might want to find.  Roads are pink, waterways are blue, and FPL easement is orange.

Each of these official plats is accompanied by a page describing the exact location of the property and some legal definitions.  Since these definitions affect us directly as homeowners and members of the Palmetto Pines Homeowners Association, they are reprinted below.

I have taken this from the plat for section 7, which includes the FPL easement and a canal.

"The streets as shown are hereby dedicated to the Board of County Commissioners for the perpetual use of the public for proper purposes.  The utility easements and drainage easements as shown are hereby dedicated in perpetuity for the construction and maintenance of utilities and drainage.  The canals as shown are hereby dedicated to the Holiday City at Boca Raton Homeowners' Association, subject to drainage easements of same, and are the perpetual maintenance obligation of said Association.  The recreation areas and Florida Power & Light Company easements, shown hereon as Tracts A and B, are hereby dedicated to the Holiday City  at Boca Raton Homeowners' Association and are the perpetual maintenance obligation of said Association.  The drainage easement, shown hereon as Tract C, is hereby dedicated to the Holiday City at Boca Raton Homeowners' Association and is the perpetual maintenance obligation of said Association."

Section 3 has one extra sentence that affects us.

"The areas indicated as limited access strips as shown are dedicated to the Board of County Commissioners for the purpose of control and jurisdiction over access rights."

If you look at the plat for section 3 you will see a 10 ft. wide limited access easement and bike path and then the road (in pink).  The County owns everything from those ten feet to the road.  The Association has NO common areas on Palmetto Park Road.
